What windows do you recommend for new construction?
Anyone building in AZ, I’d love to connect. I’m first time owner builder building with OmniBlock. I’m in the initial phases of the process … plans are getting engineered and someone is working on the grading & drainage / septic plans.
I planned on building with Omniblock in AZ as well. I was limited to a 2 story home due to lot size. It turns out the labor to build the second story is significantly higher, which is not the case for traditional build. I’d probably do Omniblock on a ranch home if I were to do it again.
Yes I’m interested in a community group for Omni block build.
We are in AZ, have plans and engineering, just waiting for MEP plans. Stick frame though.
@@user-rj5fj7wr1h - Interesting. Had you already had the plans drawn up and getting bids? Or, how'd you realize it was going to cost more going "up" with your type of build?
@@DanielWood907 - probably a good idea to get MEP's. I haven't done that. If you're in the PHX area, who' did you use for the foundation and did they do good work?

Leaking air causes mold. Your advice might be reliable for areas for Sandiago. But nowhere else.
My goal is to start out small and create something liveable but be able to add on later as money becomes available. Is it possible to do this? Sounded like this is how this home will be setup. The design should be so that adding on to the home later is not difficult. This should be how we build homes thinking about my kids who don't have kids could add on rooms later as needed for kids they have.
What about a sliding glass door?

If you want your building to breathe either leave a window open 24x7😂 Buildings need to breathe through ERVs not through leaks through crawlspace and duct leaks through dead rodents and glass insulation particles
How about instead of TRICKS (Which I think is a pejorative connoting niggardlyness), use “Best practices”, perhaps “Belt & Suspenders” &/or “Forward-Thinking” or even “Future proofing”. Tricks are for kids….In Carney Barker hustlers
Regarding comments about building air tight: People should educate themselves on building science. Joe Lstiburek or Allison Bailes. There are four control layers (Water, Air, Vapor, Thermal) You can build tight if you ventilate right. Would you want a leak in a submarine? There’s a sustainable living environment in a sub. Leaks in a house are uncontrolled.

Thank you. Our carport is more like an outbuilding/chicken coop. One of the extension springs broke and the garage door probably weighs 400+ lbs. The springs are extremely expensive and hard to find for this old door. We have a relative who is a contractor and I think this is the way we want to go. The next owner of this home will probably tear down the carport so why invest $1000+ in to it. We are retired and probably wont be in this house after 10 years from now.

This reminds me of the bishop’s palace in Galveston. It’s built out of large stones and was one of a few structures that survived some great storms on the beach line.

thank you for your content! What kinds of utility-related subcontractors or specialists are typically involved in the preparatory work before the foundation is poured?
In regards to the tax situation- perhaps this varies by state- I'm Washington- but you only get tax exempt if it's a wholesale, meaning business to business, and that's only if they are reselling to someone else. In my case as a roofing contractor- regular customers are not exempt but builders doing custom projects are because they are simply passing the sales tax burden onto the final consumer (builder's client). And yes there is a special permit for it. If a supplier won't give better pricing without the permit then shop around. Lots of contractors in my area don't get the permit because they don't want the extra paperwork but still get better prices from the suppliers because of volume/repeat purchases.

I wouldn't ask an architect to tile my bathroom but after everything bad I could say about them I would still use one
When the name architect is used in a derogatory manner as much as Banks and inspectors it sure makes you think twice
Construction is where the rubber hits the road Ideally where the dream becomes real but ... hang around job sites in the Boomtown for 30 years and see how many times the name architect is used in a derogatory manner

Keith when you mention to use a saw to cut down to a quarter inch around your island are you referring to a quarter inch from the sub floor?

Building have been becoming more air tight over the last 50 years. Can't reai blame zip system. A/C units now have fresh air exchanges. I think it's a learning curves , the more we made buildings air tight we learned we need air circulation
